Terms and Conditions
In appreciation for helping us to reduce costs, The Crowe Team offers rebates to homebuyers who are actively involved in the home search process. Buyers will be ineligible for a rebate after being shown more than 25 homes. The Crowe Team offers resources, such as their website, update emails, and local expertise to help the buyer to narrow down the list of homes they wish to be shown.
Only buyers who close escrow with The Crowe Team acting as their sole and exclusive agent in the purchase of real estate are eligible for the 1% Home Buyer’s Rebate. No rebate is offered on the purchase of homes under $125,000.00. Before any rebate will be issued, the 1% Home Buyer’s Rebate Application must be completed with signature and returned to The Crowe Team.
This program may not be permitted in connection with certain loan programs for the borrower or buyer. It is your responsibility to verify that your lender will allow you to receive a rebate. Your lender may determine the form by which the rebate is payable. Examples of rebates are: a check at closing, payment toward closing costs or prepaids, price reduction, or a vendor gift certificate.
The 1% Home Buyer’s Rebate must be fully disclosed to the buyer’s lender and listed on the HUD-1 statement. The Home Buyer’s Rebate is to be paid only to the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement and not to a third party. Buyers who receive a Home Buyer’s Rebate must pay any applicable taxes on the rebate. If you need legal or tax advice, you will need to consult with the appropriate professional.
In order for a buyer to receive the full rebate (1% of the purchase price), the selling broker must receive a minimum of 3% commission on the purchase of the home. A rebate of .5% will be given if the selling broker’s commission is 2%-2.9%. No rebates are available on home purchases offering less than 2% commission. If there is an additional referral fee or commission that reduces the original amount of commission received, the rebate will be reduced by the amount of the referral fee or commission.
Rebates on homes purchased in a New Home Subdivision can only be given if The Crowe Team is listed as the buyer(s) agent upon registering with the Subdivision Agent on the first visit to the subdivision.
This rebate program is available only on homes purchased in the State of Georgia. The Crowe Team specializes in the Metro Atlanta and North Georgia areas. Contact The Crowe Team for information regarding home purchases in other areas of Georgia. Rebates may still apply.
The 1% Home Buyer’s Rebate program is exclusive to The Crowe Team and is not offered by other agents of MAXIMUM ONE REALTY. This program is conditional and is subject to discontinuation or modification by The Crowe Team at any time.
